EICR BOOKLET
Keep Your
Electrics Safe!
What is an EICR?
An EICR is a mandatory legal requirement for social housing landlords confirming compliance with BS7671 (IET Wiring Regulations). The electrical testing must be carried out on their property stock every 5 years. This regulation protects tenants from electrical hazards delivering a safe living environment.
What is involved?
The electrical testing is undertaken by a qualified electrician. Multi-function testing equipment is used to accurately verify the safety and general condition of the fixed electrical fixtures and fittings in the home. The inspection and testing identifies compliance defects, deterioration and damage to the consumer unit (fuse board), light switches, light fittings, sockets and general wiring accessories. Testing verifies the current condition of fixed wiring within the property.
On completion an EICR document is populated detailing observations, the testing results and if any remedial work is required at your home. Category 1 repairs identified as required are completed there and then or made safe. The attending electrician may need to book an appointment for any Category 2, Category 3 repairs and further investigations for potentially dangerous repairs identified, with this arranged with you for a mutually convenient date and time.
What preparation is required?
The electrician will need access to the consumer unit (fuse board) in your home as well as all sockets, light switches and light fittings. Please make sure that these are easily accessible with furniture moved clear of these whenever possible. Don’t worry if this is not possible, we will work around this. The preparation allows the attending electrician to quickly complete the testing.
How long does the electrical testing take?
This depends on the size of your home, the number of rooms and the condition of the electric fittings, generally this takes between 1 - 3 hours to fully complete.
